Birmingham on Level with Manchester in Office Space Rents

Birmingham’s prime office areas are as sought after as Manchester’s, it was revealed by recent research on the state of rentals in the office space category in the city. Birmingham office spaces garner about £28 per sq ft, which is almost the same as Manchester, according to figures released by CB Richard Ellis.

The research shows that rents in Manchester rents are stable at £28.50 per sq ft. Office spaces in other preferred business locations like Glasgow and Edinburgh get average rents of £27 -£28. These figures still fall way short of the £33 per sq ft rents charged for offices in Birmingham during the peak period in 2007 when rental values went through the roof in most areas across UK.

According to CBRE study, rents are definitely beginning to level out in many UK markets now. The ten percent decline in rental values which was witnessed in the year 2009 has been overcome in most markets with improvements becoming evident as early as the ending months of the same year. More and more tenants will be attracted to rental deals with incentives like capital costs sharing and rent free packages which will offer them competitively priced office spaces.
